Viewing a Property

If you find a property on our website you wish to view contact our office on 01926 470711 or email to info@prospero-properties.co.uk to arrange a convenient time to visit the property we do need to provide tenants in properties 24 hours notice before viewing time is booked.

 

Once you have decided on a rental property

We endeavour to make the process as quick and easy for you. We do have to collect and perform certain obligations for our landlords you will be required to complete application forms in order that we may take-up references this can be done direct through our website click online registration. Below is a list of documents we require from each tenant:

 

Residential Lettings:  Once you have 100% decided on a property the following are required:

  • Reservation deposit £100.00 per person this amount deducted from Deposit value of one month’s rent.
  • Sign and accept the terms & conditions of lettings.
  • 1 form of photo identification: (passport, driving licence or ID card, for each person)
  • Visa entry document required for all tenant’s moving into a property.
  • Copy of current bank statement, (with current address showing, for each person).
  • Copy of a utility bill, council tax, gas, electric or water bill, pay slip or employment contract (Jaguar or TCS clients only can provided Deputation letter)
  • Complete online reference from which will be sent to you emailed from ‘RENT4SURE’ referencing completed within 48 hours.
  • Right to rent check to be carried out on all adults (over 18 years of age) moving into a property, we will require to take a photocopy of your original passport or travelling card.
  • Once all the terms have been agreed and references completed we will draft an assured shorthold tenancy agreement for a minimum of six months.

Tenancy information 
During a tenancy the following fees payable by tenants for new 'Assured Shorthold Tenancy Agreements'

Holding Deposit: One week´s rent. (This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security Deposit (per tenancy. Rent under £50,000 per year): Five weeks´ rent. (This covers damages or defaults on the part of the tenant during the tenancy)

Security Deposit (per tenancy. Rent of £50,000 or over per year): Six weeks´ rent. (This covers damages or defaults on the part of the tenant during the tenancy)


Variation of Contract £50 (inc. VAT) per agreed variation. (To cover the costs associated with taking landlord´s instructions as well as the preparation and execution of new legal documents)

Change of Sharer £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. (To cover the costs associated with taking landlord´s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination: Should any tenant wish to leave their contract early, they shall be liable to the landlord´s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
Unpaid Rent: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost Key(s) or other Security Device(s): Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
